The Principal Analyst, Real Estate, will join the U.S. team of the specialized Real Estate portfolio at Caisse de dépôt et placement du Québec (CDPQ). This role is pivotal for the growth and optimization of the American portfolio, involving active participation across the entire investment lifecycle, from identifying capital deployment opportunities (acquisitions, developments) to diligently monitoring the performance of managed assets.
Proactively originate new investment opportunities by developing a network of partners and brokers and anticipating market trends.,Design, analyze, and manage complex financial models (DCF, JV cascades, sensitivity/scenario analyses) to evaluate potential returns for new acquisitions, dispositions, and developments.,Underwrite complex capital structures, analyze debt financing alternatives, develop interest rate hedging strategies, and support their execution.,Contribute to due diligence processes in collaboration with internal (taxation, legal, financial, physical, ESG) and external experts.,Draft impactful investment recommendations for decision committees, synthesizing risks, opportunities, and local market trends.,Develop and lead strategic plans with operational partners to optimize performance (revenue/expense optimization, renovation programs, relocation strategies, changes of use).,Conduct Hold vs. Sell analyses to determine optimal timing for value crystallization, considering U.S. market cycles and capitalization rates.,Collaborate with the treasury team to review financing, refinancing, or interest rate hedging strategies.,Represent the Caisse's interests with external partners, influencing capital expenditure budgets and strategic leasing decisions.,Act as a reference expert on U.S. markets, anticipating demographic and economic shifts to identify future growth areas.,Benchmark competitive strategies of major Private Equity and U.S. REITs to refine CDPQ's competitive positioning.,Leverage market data (rents, vacancy rates, absorption) to provide concrete tactical recommendations to senior management.
Bachelor's degree in finance, accounting, real estate, or economics (Master's degree - MBA/M.Sc. - is an asset).,CFA designation is a major asset.,Three (3) to five (5) years of relevant experience in commercial real estate (investment funds, investment banking, or large brokerage firm).,Advanced proficiency in Excel and Argus Enterprise.,In-depth knowledge of transaction structures.,Fluency in French and English, both oral and written, for interactions with external partners outside Quebec.
