Description

The Real Estate Analyst, within the US specialized real estate portfolio team at CDPQ, will play a crucial role in the growth and optimization of the American portfolio. This position involves active participation across the entire investment lifecycle, from identifying capital deployment opportunities like acquisitions and developments to diligently monitoring the performance of managed assets. The role offers exposure to global transactions within a leading institutional investor, fostering an environment that promotes collaboration, inclusion, and long-term professional development.

What We're Looking For

Proactively participate in developing a network of partners and brokers to identify new investment opportunities and anticipate market trends.,Contribute to the design and analysis of complex financial models (DCF, JV cascades, sensitivity/scenario analysis) to evaluate potential returns (IRR, Multiple) for acquisition, disposition, and development opportunities.,Participate in analyzing capital structures, debt financing alternatives, and developing interest rate hedging strategies.,Contribute to the due diligence process by collaborating with internal and external experts.,Support the preparation of investment recommendations for decision committees, synthesizing risks, opportunities, and local market trends.,Contribute to developing strategic plans with operational partners to optimize portfolio performance (revenue/expense optimization, renovation programs, relocation strategies, changes of use).,Contribute to Hold vs. Sell analyses to determine optimal value crystallization timing.,Collaborate with the treasury team on reviewing financing, refinancing, or hedging strategies.,Assist in analyzing US markets and anticipating demographic and economic shifts.,Contribute to benchmarking competitive strategies of major real estate players and US REITs.,Support the utilization of market data to formulate tactical recommendations for senior management.

Ideal Candidate

Bachelor's degree in finance, accounting, real estate, or economics.,One (1) to three (3) years of relevant experience.,Relevant experience in commercial real estate is an asset.,Advanced proficiency in Excel and Argus Enterprise.,Knowledge of transaction structures.,Fluent in French, both oral and written.,Fluent in English, both oral and written.
